What is a Warranty Inspection?

The New Home Warranty Inspection is an inspection just before the builder’s warranty expires. In most cases, the warranty might extend until 2 years. This inspection is critical to ensuring that you hold the builder accountable for defects found after purchase.

Common Defect Findings Include:

Warranty Inspection Checklist

In general, we will inspect the following:

Exterior

• Window and door seals

• Paint

• Window installation

• Soffits

• Outdoor outlets

Garage

• Water intrusion

• Door functionality

Interior

• Inspect all walls, windows and ceilings for damage

• Electrical - light switches, fans, and outlets

• Cabinetry

Bathrooms & Kitchens

• Hot water heater functionality

• Water drainage

• Plumbing leaks

• Fans and exhaust vents

• Tiling

HVAC

• Cold air and heat functionality

• Check for damage at the A/C unit(s)

Electrical

• Exercise all breakers

• Exercise all GFCI’s

• Exercise all AFCI’s

Plumbing

• Check for proper water pressure at all sinks/faucets

• Check for hot/cold water

• Check for leaks at any visible plumbing areas

Attic

• Check trusses and insulation

• Check for signs of roof leaks

Roof

• Shingles

• Vents

• Flashing

• Drip edges

Foundation & Drainage

• Proper grading

• Signs of flooding/ ponding

• Driveway and walkways
